Most pages about Mississippi assistance list the four MHC programs by dollar amount and stop. Sorted that way the list is actively misleading, because in Mississippi the money and the rules run in opposite directions.

★★ Why the smallest program is usually the right one

MHC publishes three assistance amounts: $7,000, $8,000 and $10,000. Shop on that and you pick Trusty10. Almost nobody should.

Read the bottom three rows again. Taking $1,000 more than Smart7 pays can cost you $56,770 of income room, $97,237 of purchase price, and the right to have owned a home before. Taking $3,000 more adds a monthly payment on top of that. The full comparison, with the arithmetic.

★★ The $10,000 is not free of consequences

MHC's Trusty10 page lists two lines that change the math: "2nd mortgage has a 2% interest rate" and "15-year loan". A second lien with a rate and a term amortises, which means it has a payment, and that payment starts the month you close and counts against your debt-to-income.

Smart7 and Easy8 do not work that way. Both are 0%, and MHC defers the principal until you sell, refinance, stop living there, or pay off the first mortgage. Nothing is due monthly. What the difference actually means for your file.

★★ If you teach in Mississippi, start here

Housing Assistance for Teachers is the only assistance in this state that is genuinely forgiven. Up to $6,000 of Mississippi Department of Education money, written off once a licensed teacher completes three years in a district the Department designates critical-shortage. It carries no income limit of its own, which no MHC product can say.

The trade is a 1% contribution from your own funds, and that 1% cannot be a gift. Sixty-eight of Mississippi's eighty-two counties have at least one eligible district. The program, the rules and the district list.

★ In 30 counties, your county does not decide

Mississippi splits into three groups rather than two. Forty-two counties are target areas end to end, so the first-time rule applies to nobody in them. Ten are non-target throughout. The other thirty are split, and MHC says so in plain words: those counties contain both kinds of area, and the answer depends on where the house sits.

The split list is not a collection of small places. It is Hinds, Madison and Rankin, which is the whole Jackson metro. Harrison and Hancock on the coast. Forrest and Lamar at Hattiesburg. Lafayette, DeSoto, Lauderdale. All thirty, and what to do about it.

★ Served? The first-time rule may not apply to you

MHC exempts veterans from the first-time homebuyer requirement on Easy8, Trusty10 and JustRate, alongside the target-area exemption. If you have owned a home before and you have served, you may still have access to bond-rate financing you were told was closed to you. How the exemption works.

Where these numbers came from

Every figure on this site traces to MHC's published pages, and each one was checked a second time against MHC's own Homebuyer Guide before it went up. The two agreed exactly. We verified the county table row by row, all eighty-two of them, and the arithmetic holds on every row.

Not on Smart7, which has no first-time homebuyer requirement at all. Easy8, Trusty10 and JustRate do require it, defined as not having held a principal interest in a residence for the past three years, with two exemptions MHC publishes: buyers purchasing in a target area, and veterans. Only Housing Assistance for Teachers. That grant comes from the Mississippi Department of Education and is forgiven once the licensed teacher completes three years in a critical-shortage district.
