Trusty10's $10,000 Comes With a Monthly Payment

Mississippi has two kinds of assistance second mortgage, and they behave nothing alike. Knowing which one you are signing is the difference between a clean file and a nasty surprise at disclosure.

What does MHC actually say about Trusty10?

The Trusty10 program page lists its features, and three of them matter here:

"$10,000 down payment as a 2nd mortgage" · "2nd mortgage has a 2% interest rate" · "15-year loan"

Put those together and you have an amortising loan. A principal balance, a rate, a term. That is a payment, and nothing about the word "assistance" changes it. Source: MHC's Trusty10 program page; CFPB explains what a second mortgage is.

What is the difference between a deferred second and an amortising one?

A deferred second sits behind your first mortgage and does nothing. No rate accrues, no bill arrives. The balance comes due when a triggering event happens, and MHC names those events for Smart7 and Easy8: sale, refinance, the property ceasing to be owner-occupied, or the first mortgage being paid in full.

An amortising second is a real loan. It collects from you every month until it is paid off. Over fifteen years at 2%, every one of those payments is scheduled from day one.

How does the payment affect what I qualify for?

Underwriting counts every monthly obligation you carry. A Trusty10 payment is an obligation, so it goes into the debt-to-income calculation along with the first mortgage, the taxes, the insurance and your car note.

The practical effect runs backwards from what people expect. More assistance can mean a smaller first mortgage, because the second's payment eats into the same DTI room. On a tight file, taking $10,000 instead of $7,000 can lower the price you are able to finance. We will not know by how much until we look at your numbers, which is the honest answer.

When is Trusty10 still the right program?

When cash is the binding constraint. If you are $9,000 short at closing and your income has room, $10,000 at 2% over fifteen years solves a problem that Smart7 does not. A modest payment you can carry beats a purchase that does not happen.

What we object to is the default. Buyers land on Trusty10 because $10,000 looks like the best offer on the page, not because anyone walked them through what it costs. Compare all four properly.

Does Trusty10 Plus 2 change the payment?

Plus 2 adds $2,000 through MHC's partnership with Mississippi REALTORS, for borrowers who meet all the Trusty10 requirements and are represented by a real estate agent. MHC publishes it as funding-limited, so its availability has to be confirmed rather than assumed.

One thing worth knowing: Plus 2 does not appear anywhere in MHC's own Homebuyer Guide, which is dated 2026-05-14. It is on the live program page only. What we verified about Plus 2.

What should I ask before signing?

Three questions, and any MHC participating lender can answer all three from your file: which MHC product is this, does the second amortise or defer, and what does the second's payment do to my debt-to-income. If the answer to the second question is "15 years at 2%", you are on Trusty10.

Does Mississippi down payment assistance have to be paid back?

All of the MHC products do, but not on the same schedule. Smart7's $7,000 and Easy8's $8,000 are 0% seconds with nothing due monthly; the principal is repaid when you sell, refinance, stop occupying the home, or pay off the first mortgage. Trusty10's $10,000 is repaid monthly over fifteen years at a 2% rate. Only Housing Assistance for Teachers is forgiven. Verified against MHC 2026-10-06.

Does the Trusty10 second mortgage count against my debt-to-income?

Yes. MHC publishes Trusty10's second at a 2% interest rate over a 15-year loan, which means it amortises and bills you monthly. Underwriting counts that payment as a monthly obligation, so it occupies debt-to-income room that would otherwise support your first mortgage. Smart7 and Easy8, being 0% and deferred with no monthly payment, do not. Verified against MHC 2026-10-06.

Is Trusty10 a grant?

No. It is a second mortgage of $10,000 that MHC publishes at a 2% interest rate over a 15-year loan, so it is repaid in monthly installments. No part of it is forgiven. The only forgivable assistance in Mississippi is Housing Assistance for Teachers, which is Mississippi Department of Education money written off after three years' service in a critical-shortage district. When does Smart7 or Easy8 have to be repaid?

When one of four things happens, in MHC's wording: you sell the property, you refinance it, it stops being owner-occupied, or the first mortgage is paid in full or reaches maturity. Until then the 0% second simply sits in second position with nothing collected. Verified against MHC 2026-10-06.
