This is the newest thing in the MHC stack and the hardest to verify, which is exactly why it is worth a page of its own with a date on it.

What is Trusty10 Plus 2?

Trusty10 pays $10,000. Plus 2 adds a further $2,000, which MHC describes as provided through its partnership with Mississippi REALTORS, bringing the total to $12,000 toward down payment and closing costs.

Two conditions attach. You must meet every Trusty10 requirement, and you must be represented by a real estate agent. Source: MHC's Trusty10 program page. That second one is MHC's own program condition and it is unusual among state assistance programs.

MHC's live Trusty10 program page describes Plus 2. MHC's own Homebuyer Guide, the 32-page PDF it publishes for buyers, does not. We searched all thirty-two pages for "Plus 2", for "$12,000", and for any mention of a Mississippi REALTORS partnership. Zero hits on all three.

That PDF is dated 14 May 2026 in its own file metadata. So the most likely explanation is simply that Plus 2 is newer than the guide and the guide has not caught up. Which means a buyer reading MHC's official guide will never learn this program exists.

Does Plus 2 change the monthly payment?

No, and this is the part that matters most. The $10,000 base is still a Trusty10 second, which MHC publishes at a 2% interest rate over a 15-year loan. It amortises. It bills you monthly. It counts in your debt-to-income.

So $12,000 of assistance arrives attached to a monthly obligation, where Smart7's $7,000 and Easy8's $8,000 arrive with none. Going from Smart7 to Plus 2 is $5,000 more cash and a new payment. What the 15-year second does to a file.

Is Plus 2 available right now?

We will not tell you that from a web page. MHC publishes Plus 2 as funding-limited, which means its status is a live question rather than a fixed fact, and program status is the single highest-risk class of figure in this business.

What is the agent representation condition?

MHC states that a Plus 2 borrower must be represented by a real estate agent. That is MHC's eligibility condition for the extra $2,000, and it follows from the funding coming through a partnership with Mississippi REALTORS.

Is $12,000 worth the payment?

Sometimes. If you are short at closing and your debt-to-income has room, $12,000 closes a gap that $7,000 does not, and a 2% second over fifteen years is cheap money by any measure.

Mike's view is narrower than the brochure: take Plus 2 when the cash gap is real and you have confirmed the funding is live. Do not take it because $12,000 is the biggest number on the page. Compare all four programs properly.
